Roseland PropertiesMalden/Revere, MATEC provided its client with design and permitting services for the required traffic mitigation plans associated with the construction of a mixed-use development at a 100-acre site. This project required MEPA and MassHighway review and permitting prior to the design of a Route 1 segment and local road plans. |

RMD (Market Basket) Wilmington Plaza RedevelopmentWilmington, MA
TEC performed a complete site design for a proposed redevelopment of the existing 200,000 sf retail facility. The proposed design maintains full use of the existing plaza during the duration of the project's construction, requiring the design a multi-stage construction phasing plan. The site design and phasing were sensitive to the wetlands on the property, which required extensive coordination with Town of Wilmington Conservation Commission. TEC also conducted a full traffic impact study for local permitting. |

RMD (Market Basket) Mystic Mall RedevelopmentChelsea, MATEC is currently assisting its client in advancing their plans to redevelop the Mystic Mall site on Everett Avenue in Chelsea. TEC prepared subdivision plans as an option for redevelopment while also designing an overall site plan that supports a phased redevelopment on the site. This project involves structural evaluations of the existing building sections to be rehabilitated and reuse of existing foundation systems. TEC prepared a comprehensive traffic study to support the proposed subdivision, reviewing traffic flow changes that would occur if a new roadway is to be introduced through the middle of the existing site. |

Cedar Ridge Active Adult CommunityWilbraham, MATEC helped in guiding this proposed 200-unit residential development in Wilbraham, MA through local and state permitting. TEC prepared several site layout plans and coordinated the activities for the design team, which included a comprehensive endangered species review, archaeological investigations, wetland crossings and utility design. The proposed project mitigation includes improvements to the municipal wastewater collection system and safety and capacity improvements at the site driveway intersection with Stony Hill Road. |
